Our property is in a desirable community in Southern NH. 

Hi BP Community, I found what I thought was a great deal because it seems to be a "1.5%" deal in the Houston Heights area (highly desirable), but after further calculations it's not making much sense.

These are all over in small quantities you can find them on Redfin, Zillow, FSBO.com, Craigslist, and even driving your desired area. 

We desired to do something ourselves but found a developer who has experience in apartment and townhomes for rent who would partner with us.  

Not portfolio loans per se but can achieve the same desired outcome depending.  

That should stifle his desire to try and fight this.Put in the letter that cashing the check constitutes his agreement with your repair estimate.

If I were you I'd partner with someone who has done flips in your desired area so you get learn how it REALLY goes.

There may be a few sellers who needed to sell, or lesser desirable interiors that caused a few houses to sell for less than expected, but Id be shocked if thats anything but a coincidence

The home is in a desirable area in a highly desirable school district but the owners simply don't care for the home.

I'm very much in the growth cycle of mine, but eventually I'll be content where I am (I have no desire to be the next Cardone).
