While it is definitely still a great time to invest in RE, it is just much more difficult than it was 5-10 years ago.

@Allende Hernandez - I'd definitely look into separating the utilities and putting the cost back onto the tenants.

Doesn't seem lower pay is prohibiting their rentals from staying rented at all.I'm definitely targeting healthcare + education + corporate.
