I’m looking to house hack my first property and walked through a couple of properties that have a fair amount of square footage but only 3 bedrooms.

After a thorough review of systems, we had plumbers troubleshoot and repair/replace a couple of small chronic bathroom leak issues, and electricians installed a number of end-runs back to the panels so that rooms could each have window A/Cs running without tripping circuits and other such issue.

Tried a couple flips and decided quick that was not my game.   

Feels a bit like a Hail Mary given the circumstances though, and I am wondering if it makes the most sense to just lower the price should it come to that if nothing happens in the next couple of weeks.Thanks again for your input!

These are 6 inches long with a cork back and coupled with a magnifying glass or a pair of magnified reading glasses which you can get at the corner drugstore for less than $10 - makes reading the contracts easier.

That is actually pretty common, although the law regarding filing the tax exemption has changed in the past couple of years, before you could buy for example a house any day in 2024, but the new tax exemption could not be filed until Jan 1, 2025.
