You will just get something along the lines of a "recommendation" or "rental decision" (yes or no), depending on the company and certain criteria contained in the applicants credit file (which you don't actually get to see).Option #2, have the on-site inspection done and you WILL get direct access to the applicant's credit file.

Please see the attached below latest front page article from the July 2015 Philadelphia Business Journal below talking about Northern Liberties as one of the hottest real estate neighborhoods in the country - which 412 Luxe is a part of.Now to further clarify, one unit of these new construction townhomes was resold already by its owner to a new occupant for $710,000.Additionally you should be aware that from the start the 32 units for rent at 412 Luxe were sold out and occupied within 120 days of their finishing in 2014 and that the complex contains 100% occupancy almost continually.

I might also buy a bunch of crap from China by the shipping container that I know I would probably use in my rentals or restaurant or could sell to business owners and store it in a large garage that I would build.

You handle alot of money but you dont make alot of money.Over seas shipping containers is a pretty nice gig, but not many like to put up with the rail yards.

Baring some requirement in those two laws that you use an agent I would offer the following.If you represent Landlords, they typically want property management which extends well beyond the initial leasing period and contains most of the headaches in my opinion.
