@Derek Tyler - the key is to find a computer programmer (like a college kid), and have him write some scripts to compile all the data, and then export it into a excel sheet or build a simple tool to analyze the data.Years back I wrote a script for someone that crawled local court cases (via a RSS feed) that were people with homes that were about to be foreclosed on and put them into a excel file - instead of hours of sorting through the data after a few simple clicks what took days could be done in seconds.

I am trying to compile a list of everything within reason I should be prepared for when buying a SFR in Texas, Dallas specifically, that I plan to rent.

Anyway, I have learned through you guys that a good method to find a deal is by compiling a list of properties in my niche and area that I would be interested in and directly mailing them asking them to sell.

Is the info they supply current, useful, and easily compiled? 

I have started to compile a spreadsheet of rentals in each area noting asking rent, size, rooms etc.

I have a little breakdown that I compiled that was provided to me by a few rehabbers in Baltimore and the Counties.  

I've been compiling data on major metro areas including price-to-rent ratio, job growth and S-T and L-T home value trends.
