For example this sheet is saying your NOI for year 1 is 52,548 which divided by 700,000 which is your purchase price comes out to 7.5% I have to say without knowing a single thing about this property other than the approximate location 7,000/mo seems high unless this is some kind of huge house you're doing rent by the room. 

I want to do a DSCR loan - I don't think banks will do that kind of loan. 

@Kevin S.Personally, I would put everything in the right kind of revocable trust, but there are complications.As a broker, I deal with a whole lot of lenders who claim they will close in a trust but don't really understand them. 

I just kind of treat any value increase as a nice bonus on top of the core deal terms. 

SFH I believe will cool down a bit, the narrative of huge immigration and East Silicon Valley is kind of dying down.

As far as what your girlfriend's thoughts are, well that just depends on what kind of a relationship you are wanting to have with her and how serious it is now.
