I have worked with at least a dozen banks over the last year. 

They usually have a specific court or courts that handle the cases.Most jurisdictions in large counties have some of the info online.

Alternatively, can I get pre-approved online or with my bank and go from there before shopping between lenders? 

Hard funds, PACE Fundings, and a mix of Private and Bank.

They try to steal sensitive information including social security numbers, banking information, birth dates, etc.

A $500 plane ticket could just save your bank account.

I do not like more entities because it means more bank account numbers, credit cards, debit cards, check books, etcBest of luck

Awaiting an answer from my banker on what their current rate is on a HELOC (smaller local bank that tends to be investor friendly).. curious what thoughts are on HELOCs in general right now for such things?  

The first series was set up in October 2018 and my bank, First Commercial Bank here in TX was willing to provide the loan and set up an account even though they were hesitant about it.
