Every lease starting 1/1/2025 to have boldface lettering in 12 point font stating the following:EVERY TENANT IS ENTITLED TO SAFE AND HEALTHY HOUSING UNDER COLORADO'S WARRANTY OF HABITABILITY AND THAT A LANDLORD IS PROHIBITED BY LAW FROM RETALIATING AGAINST A TENANT IN ANY MANNER FOR REPORTING UNSAFE CONDITIONS IN THE TENANT'S RESIDENTIAL PREMISES, REQUESTING REPAIRS, OR SEEKING TO ENJOY THE TENANT'S RIGHT TO SAFE AND HEALTHY HOUSING.    2. 

Same thing for multi residential or bigger project.

I started walking down the same road - buying smaller residential properties by myself.

Just my opinion but one residential property per LLC is an overkill in my mind and just ends up costing a lot more money down the road in administrative / accounting fees. 

I'm a residential realtor and don't really have any relationships with any commercial realtors in that space.

There are usually a vocal minority that has the time and energy to be on the board and can push anti-investor NIMBY policies.
