As I split my time and my investing, learning about the USA differences has become a mini project.In the UK, I can fund a SFR or similar for £500 up front and up to 5% of what is raise.

If not, it might be worth a mini split so the tenant has control of their own heat.

It's a very nice unit, with quality appliances, mini-ductless air/heat, tankless w/h,  but prefab stall shower and Home Depot sinks, cabinets/tops, windows-doors etc.

If you don't do the full HVAC now you will be pricing out ductless mini splits in a year or so.

I'm looking at building a mini storage facility and want to focus on online application/rent collection. 

Other multi on radiator alternatives are ducyless mini split which is close to the same as full central hvac as well as baseboard which is cheaper but not nearly enough. 

This is of course a fine line) Better pictures and more of them (hire a real estate photographer) Install a mini golf course (Friend of mine did this recently and is killing it.

What if their is a mini crash but there is so much cash on the sidelines waiting for it that the market picks right back up?

you might look into a mini split or a ductless heater....
