@Mindy Jensen...I worked in the glass tile/mosaic business for a high end glass tile supplier for high end homes and businesses, supplies countless customers with grouts and sealants and certain sealants actually cause the grout to look darker and dirty.

Make sure you get actual bills for expenses, if the seller says they don't have them, tell them they can contact their heating source supplier (gas or oil, I'm assuming) and utility providers for billing history.

Many suppliers give collections terms of say 2/10 net 30, a 2% discount within 10 days and the net amount due within 30 days.

Cons: expensive, possibility of water leakage (alternatively rent the boiler and then in a case of emergency, tenant will call to a supplier directly) - remove HVAC and put two separate combi-boilers for both units.
