A single-family home that you house hack by the room in an outer ring of Denver or a home with a basement apartment that you can rent on Airbnb. 

I am ringing the register on many of my properties and can currently do 4 times the returns in what I described above.

@Jayming FangI’ve considered paying for a mobile hotspot on a month to month basis and using a wireless security system like Simplisafe or Ring while working on a house.

There is no magic wording or format that will make the phone start ringing.

Great time to be a competent contractor in my area, the phones are ringing off the hook for these crews. 

He'd have less to invest (about $50k), but he wants to throw his hat into the ring.

@Rob Bassett Great spreadsheet for larger deals but since Michael Blank is dealing in much larger properties, many of the assumptions don't ring true for a 5-8 unit building because the economies of scale just aren't there on the smaller deals. 

As an aside I do know that if you have a service van (plumbing, etc) and your phone number is on the side your phone won’t stop ringing!
