You will be competing with people who have 'boots on the ground' and can visit any property owner with short notice.While wholesaling from afar is possible, it is recommended to begin closer to home.

That said, Sal's been great to work with and I recommend him for anyone that may need a commercial type of loan. 

I'd recommend keeping them separate for that reason. 70% LTV should be doable as long as you qualify (LTV can be affected by your FICO scores).

I recommend working with a Mortgager Broker we have options that allow you to close under and LLC, NO FICO, No Income etc.
