I’d consider either a smaller down payment or looking at the Maryland side or a gentrifying dc neighborhood, Nova tends to be the most expensive part of our region especially Arlington and Alexandra.

I have a STR home in Tallahassee about 2 mi from FSU stadium, cashflow is great during football season/graduation/session (jan-mar).You'll need someone who is specialized in turning properties over more often (cleaners, checking for damage, restocking essentials like coffee etc).

My recommendation for slightly conservative occupancy numbers would typically be Oct-Mar at 90% occupancy, Apr-Sept at 50%.
