Well owners who already had section 8 tenants in place didn't want to spend $5, $10, $15k or more upgraded a unit that has a tenant in place just to maintain the rents they had (or have a slight increase) so a lot of section 8 approved properties stopped taking section 8.Right after COVID though, it seems that section 8 has lowered their standards a bit.

Property manager got the keys over the weekend and is happy with the unit.

I finally told this tenant to please refrain from texting or calling about things that weren’t maintenance issues or issues with their unit.

We have a single family home, a small commercial retail building, and now we are pursuing a 5 unit apartment complex.

GoalMy objective would be to go with a MFH, 2-4 units, higher would be better.

For a long time, the mindset for investors has been to get the highest rents possible on their units.

Are there approved vendors you must use for unit repairs? 

Properties also have specific risks depending on if they are industrial spaces, commercial buildings or multi-family units.

Its about 20k more but has 2 units.
