The frames are so bad that I understand they check them by hitting the frame with a ball peen hammer and if it penetrates through the frame, they buy it back if the customer will buy a new one.

One other point I have is to make sure the bathroom has a good proper sized exhaust fan, steam moisture does more damage then anything, I also try to have the overhead light wired with the fan so when light is on, so is fan, saves those tenants who cant get the point of the fan or that it actually needs to be turned on to work.My home bath I installed a push button timer switch that has different settings ( 10,20,30 etc) saves the kids from leaving it run all the time.

If your subfloor is MDF (medium density fiberboard) it is a lot more difficult for this method to work as this material is softer and the screws will just penetrate through.

If water or moisture begins to leak in through the roof it can reek havoc on the plaster inside.Lesson 2: If there are no cellar doors on the entryway into the basement or some other form of a barrier to prevent rainwater from coming in through the entryway then get new doors or at least a slab of plywood over the entryway to prevent water and mud from entering your basement.Lesson 3: Call at least 1 week ahead of time for ordering materials.
