Out here in Minneapolis, you won't get far unless you're spending at least $1000/mo on marketing.

Hello,In north Minneapolis, where there are blocks and blocks of foreclosures, there have recently been a few non-profits that have formed, and also Habitat for Humanity is involved - they obtain funding through grants and relationships with banks, in order to buy up foreclosed (mostly REO's ) houses and apartments, so they can then sell to new families (which may also be some of the same old familes who were foreclosed on).

I check various real estate sites routinely but nothing ever seems to jump out to me, and if a deal is look-warm, it seems to sell.I'm in the Minnesota area, ideally around Rochester, but perhaps Minneapolis.

I am looking at the area that fans out from the University of Minneapolis in a 3 to 5 mile radius.I have seen multiple duplexes listed in Minneapolis for as low as 150,000.

Rent is relativley the same $1,200 to $1,500 (South Minneapolis), however the values are extraoridnaly high.

Right now in Minneapolis the city would shut that idea down pretty quickly in most situations.  

Living in one level and renting out the other (that's what I am doing in Minneapolis).  

I purchased my first home in Minneapolis while stationed there.
