We have more or less done what you are talking about… we went from 0 to 40 doors (all 1-4 unit properties) in under 3 years.  

We paid all 8 years of student loans in under four years.

Seating for 6. 0-60 in under 3 sec.

I'd add the following;1)  Due to rates increasing as @Cameron Moore references, most insurance carriers are inundated with underwriting their own renewals as well as receiving tons of requests for quotes. 

I get reno budgets in under an hour  as I have a team in place, and I know exactly what to pay.

I may be inundated with pet urine and cigarette butts before I know it.

I took the 16k check and hired my own contractors to do the work in under 6k and pocketed the remaining 10k. 

My client had a listing in Lakes of Bella Terra (Richmond) which was leased in under 20 days.

The first signs of good news with the virus will make quick changes to the market and the cleanup begins.I think that we are just inundated with negatives right now.

On the other hand they are 5-7 streets away from the flood inundation point, and with global warming on the rise I am afraid this will make resale value low should they get affected by floods in the future.Have you ever considered floods or other natural disasters in your analysis?
