Sometimes when only one bedroom is available, people fake and squeeze to fit and you end up with over-occupancy.It's really a product of your market.

Hello AllI am a business management executive for a large global company, and we (my wife and I) are getting into local real estate investing primarily within LA county, IE, OC and Riverside area.

I can't leave numbers here but look up their company and they were very easy to talk to with all my questions.

As some background, I'm looking for turnkey or close to it and would be using a management company since I have a busy full time job. 

Also start networking to start buildign your team of find contractors, handymen, private lenders, real estate attorneys, title companies, architects,wholesalers.... 

Our company flips homes in Laguna Beach, and we operate student rentals (currently in New Orleans, but planning to expand).

The entire reason I hired a company is they are the experts and I expect them to take full accountability of making sure I am in the know and 100% compliant.

I'm building my portfolio of SFRs in Houston area, and thought I had signed up with the best property management company in town.  

(It's funny now) I hired a property management company and sure enough they told me the best qualified renter was the one who wanted to do a 9 month lease and pay it all upfront.
