I figure he needs to live there a few more years as he has a kid in college, one that's 16 and a 10 year old. 

He said he's been living with family since graduating college with an engineering degree (he's 24) and has socked away savings, I failed to ask how much.

Property is 4mins away from a great college campus and minutes away from an up and coming downtown area.
