I don´t know where is your area yet, but it gives more possibilities than a 85 unit complex for $1,6M.You can split the money 33/33/33 ($115k) and seek buidings for max $350k or you split 50/50 ($175k).

At that point, I can dispose of it as I see fit which would include throwing it away, donating it, or selling it to pay off the debt.If I sell the property for $1,000 and the tenant owes me $400, then I would be obligated to return the unused funds.

Homes are only appraising for $80-$90k fully rehabbed, so the contractor suggested I demo the house and donate the land once the tenant moved out.I don't want to give up, but I'm very tempted to cut my losses.

Any materials: Lumber, plumbing, fixtures, cabinets, lights, tubs, etc.One source I have to share are Habitat For Humanity stores: https://www.habitat.org/restoresYou won't find inventory online so you have to stop in, but they have a very large stock of discounted donated materials.

The states are going to let people "donate" an amount to some state charitable operation fund and deduct that donation against their income and/or property taxes.That will basically allow an individual to pay their property and income taxes to a qualified charity so that they can turn around and deduct that full amount on their federal return.Example: Individual pays 15k in state income taxes and 8k in property taxes.
