I found a mentor in Dallas that I trusted and it enabled me to get the confidence up to purchase single family homes strictly for rental income in Dallas while I lived in Albany, NY.Now I have 10 deeds, 18 units as well as partial owner ship in 80 apartment units (doors) and live off the cashflow.I would suggest networking as much as you can in environments were investors have the abundance mentality and freely share information.  

I would love to get start investing in real estate before I graduate (1.5 more years) but I'm starting to think it would be smarter to finish school first since I won't have an abundance of free time.

At this point, with the abundance of valuable information on BiggerPockets, I would pay any money to a mentor.

For the abundance of them, I can't help to think it is a dead market for renters.Thanks for any help!!

From what I've read, there are those that have had great success with this niche-market and those that have not been successful due to any number of things.Crime, it's out there and in abundant in most areas than others.

It also boarders the south west part of the city, meaning SEPTA is extremely abundant from regional rail, buses, and subway surfaces/trolleys. 

I cant say that ive seen an abundance of bandit signs lately so maybe the city is cracking down on them.
