Exemptions allow individuals to undertake those types of activities for themselves.In the past, unlicensed “wholesalers” have attempted to fit within the exemption by getting a house under contract and claiming that they had an equitable interest in the property that allowed them to fit within the ownership exemption and market their contract, not the property. 

Having this home sit empty is a weight, and the idea of fixing it up and getting it sold is quite the undertaking!

If your not already a real estate licensee, you should become one before undertaking this endevor, or limit the services you perform and how you market yourself.

The title company mentioned they were going to get an indemnification with undertaking from the last policy holder

If it's zoned and platted as a true 4 unit, then no, you won't be able to.You'd have to convert into condos which would likely be a huge undertaking and wouldn't fly. 

Areas like Bellevue, Seattle, Kirkland, Redmond, Issaquah are very tough to cashflow** (unless you come across offmarket deals or you have an in to fix something that most investors can't/won't undertake).

@Brent Coombs I don't deserve anything; the reality is that any decent real estate investor should be able to reno a property in 2-3 months unless its a massive undertaking.
