@Brandt EllwoodCan talk with county but to change a rental to a condo typically is not an easy feat unless it was built originally to be condos.The wall / fire ratings may change, all utilities must be separate and all fire alarm etc.

If you already have the LLC I would recommend getting the property protected under it, then you wont hit the "gray zone" of passing funds through it.There are two types of transfers that can potentially raise an alarm about the due on sale clause: (1) the transfer to an LLC and (2) the transfer to a trust.

If you're talking about the run-of-the-mill alarm system, it might actually mitigate liability by better restricting access to the premises, etc.
