We have done this for over a year now and this strategy has gone really well.We are very experienced in the STR space and understand that getting bookings is multi-faceted (ie. listing photos, reviews, amenities, PRICING, description, seasonality, etc).

@Kadeem Kamal, consolidation from several smaller properties into one larger property is a classic 1031 strategy called a "consolidation exchange". 

It’s still a competitive market, but Texas can remain a great place to buy with the right strategy.

Nothing against Royse City, its a matter of strategy, but personally I er on the side of better schools.
