Where I struggle is determining the rent.  

I had to get up and get to living.It's been a long and strange struggle. 

I also forgot I had 6 plus size wedding dresses I can sell but have been struggling with finding places that would want to buy outright and also brides who aren't looking for freebies and to pay under $100.

My goal is to refinance all three properties under one loan, while using the equity from the combined properties to purchase a fourth multifamily complex at the lake of the ozarks that I have found and meets my financial goals.I am struggling to find a lender that will participate in my plan, (I have spoken with three) most have given some type of reason why they can't participate... 1. geographically the properties are not in their territory or one is and the other isn't (KC is approximately 3.5 hours away from lake of the ozarks)2.

I actually had that struggle on where to invest myself as Hoboken is supper expensive and I'm looking for cash flow long term investing.

I have been trying to educate myself on taxes recently because it is part of the real estate equation that I still struggle with when I am analyzing deals.

I'd be happy to send mine if you'd like a third version, realizing it is a different state.I think it is important to have plain English documents, and lawyers really struggle with keeping things simple.  

Risk aside, I guess I am still struggling to understand with how one gets better returns when one is leveraged than when buys outright.

It was extremely hard because when I put him down for a nap all I want to do is sit on the couch and stare at the wall for an hour.I ended up putting him in daycare, which was hard, but like you, I had to choose to go all in on real estate or continue to struggle.
