Having all the plumbing, wiring, cabinets, drywall, appliances (including the HVAC and Hot Water Heater), flooring, etc... stolen is quite common.

I'll get better pics this weekend as I'll be posting this for rent on craigslist next week.Here is an approximate expense list:$18k purchase price$1k closing cost ($450 higher because of sneaky listing agent)$1200 HVAC so far, about $1500 this spring for new AC install$400 paint (5 gal buckets, extra to be used on next house)$400 painter$350 Kitchen-Fridge, range hood, garbage disposer $150 Copper to replace stolen water lines myself$100 Plumber to install water shut off$200 Misc-cleaners, light bulbs, little stuffSo all told I should be around $23,500 into this place.

Anyone I have turned to seems to be looking out FOR THEMSELVES; not willing to help freely.I had 6 deals stolen from me by my "mentor/friend", and have been told that I will never succeed at this being a woman.

One red flag to consider is if several credit cards accounts show "reported stolen".

When I arrived, I found that employees from the cleaning company that were contracted by Fannie Mae had stolen the water heater, air conditioner, and the furnace. 

Any plumbing/etc. been stolen out since it's been vacant?

To top thing off, within a week of the repairs being done, the house had been broken into again, the new pipes and water heater stolen.

It needs new garage door (slightly damaged), paint, carpet, kitchen cabinets, refrigerator, furnance (stolen), washer and dryer.  

Aluminum and steel siding gets stolen almost as fast as central air units.

I've been doing it this way for 15 years (except for the texting part) and nobody has ever moved in, stolen my stove, vandalized the house and whatever other nonsense landlords who live in paranoid fear will try to convince you they will do.
