Never understood the catch to places like new western, you can literally only wholesale and make a small cut from every deal.

@Alex Sarnoff, I will add to others, that there is a lot that should be covered in the hypothetical and legal world of NNN (even if they are absolute) but in the real world doesn't work.Whether is be national tenants with NNN carveouts and caps or local tenants who simply can't afford any unforeseen increases to their NNNs, you will always run into something.  

ONE many investors simply would never qualify for a loan from a Commercial / community bank and the full loan doc process..
