I’ve had some bad eggs recently btwn this unit and another one where I had a guy who also looked great on paper just stop paying.

Included in my cost is new bath soap, deodorant soap, dish soap, hand soap, toilet paper, paper towels, laundry detergent, and occasionally bath towels and bed sheets.

Now it's $15 a share, ugh, coulda had a 50% paper ROI if I'd known a year ago what I do now. 

@Jon Passow a lot of it would technically come down to the tax return (i.e. if you were losing money on paper you might not have a taxable amount in either state).

How does it work if you want to trade stocks and options as well as real estate and paper?

Such as paper work, steps, can it be done online or does the paperwork and everything need to be handled in person... so on.I am a rookie so please be kind!

I have bought 2 short sales so far and converted them to rentals after 1 yr of living in them, and the bank makes you sign a piece of paper stating that you are not related to the seller..
