I don't see permission to take photographs in your lease.  

Spend $100 to get a professional photographer to take pics, worth the money!

Just can't shake the stigmas.I would definitely go over there to get photographic evidence if you don't have it.

The tenant has the burden of proof to their claim by submitting evidence such as maintenance record requests, photographs, and/or testimony.

Any carpet cleaning company should have UV lighting systems that will show urine staid for photographic evidence.  

My initial thought was to paint it as quickly as possible and photograph right away, so we are still at the beginning of the month when we start showings.

In some situations, I can understand why the landlord would chance it than follow the exact letter of the law.Of course, if my best advice isn't followed I do recommend that the landlord take detailed photographs / videos of any property that was left behind.

When tenants contact us, we ask them to call us when the offense is happening so we can pop over to photograph and witness it.  

And photograph the serial number plate for your records as further proof.
