I've never heard of a Work Comp waiver - it's possible it exists in some states.If you have a person who would normally be defined as your employee for Work Comp purposes and they get seriously maimed on your project site I'm betting that waiver isn't worth the paper it's printed on.

Low rates made some people a lot of money but also now that rates have normalized many are getting crushed in some investments.Right now rates need to stay near where they are and government needs to slow the printing press

@Nathan Frost- correct -the " interest " only payment is often made monthly along with the monthly taxes and insurance so the only thing missing from this sort of payment would be the principal amount that would be required on a normal amortizing loan ( which isnt a huge amount )

I normally advise people to self manage for the first part of their journey if they can so that they can get a knowledge base to become better investors.At some point if you get to enough units self management is tough and its too costly to hire an employee so the numbers make sense hiring a property manager.To be blunt, you are going down a risky path for an investor.
