Hello @Shawn McMahonIn the area you've mentioned, $190 will get you a nice 2-3 bedroom condo or townhouse in Arvada or Westminster or a small house in pretty poor shape.  

My style of investing is take my time and buy properties in good shape, or if the property needs anything that I think will be a problem, I will go ahead and fix or replace before I rent it.

Youre much better off doing some independent research on Reddit, Youtube, and here (like youre currently doing), figuring out what dimensions and style you need, and then going to a bigbox store and ordering/finding something that matches.

I've seen a property manager put his own extended family members into a (very nice) property like this and not tell the owner.Good Luck!

They're all nice people at the company, I just think they're going through major growing pains and unfortunately old owners are feeling the brunt of it.

The key is to make sure you purchase your the home at the lowest cost and know what your after repair value will be to see if you will actually be able to make a nice margin after netting all cost.

Nice house, but it sits on a corner lot and lacks an ideal backyard.
