And, that is in a nice neighborhood where you can get $1100/mo for a 1 bedroom.Here it is: $50,000 rental income less CapX and Operating Costs @30% (don't forget you own 16-20 appliances that nowadays last maybe 5 years and can't be repaired) . . . =$35000 for debt service and return on downpayment.

They are the oldest properties, in lower class neighborhoods, sometimes without tile roofs or stucco siding.

What I see is that they in single family zoned areas they often will convert other living space (craft rooms, offices, finished wood shops, etc) to ADUs but do not convert garages.

They really do stand out in a neighborhood plus I doubt you could get permits to build in a established area.Much easy to build on a larger plot of land in the boonies, which is where I see most of these.In the end, once you get them looking nice, you could have done a stick built house or even a log cabin if you can harvest materials on your land for about the same or less.

It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets.

I would look at airbnbs that are available in the neighborhood to see their rates, quality, and how far in advance they have bookings.
