Discussing the 50% rule when comparing expensive cities like LA and inexpensive cities like Cleveland really highlights the weakness of the rule.  

I told him it cannot go on and send him the lease with high lighted areasLease ends 8/31/20 and I offered him to move out early without penalty as I just am so tired of it.

Thank you all for the feedback, it has given us a lot to consider and  of course, highlighted the importance of the tax professional. 

I am leaning towards going that route, as far as primarily advertising to friends for the very reason you highlighted.

@Anthony Vander Meer one thing no one is highlighting is: what type of units they have.

I highlighted the heck out of that thing.

Highlights (lowlights) of these changes Include: Applies all TPO provisions to new construction (removes existing exemption including ADU's) Prohibits conversion of parking to ADU's (Illegal for the City to regulate under State Law, see attached legal opinion letters from CA for Homeownership and Bridge Realtors) Creates numerous new causes of action for tenants to initiate civil lawsuits Allows tenants to add roommates unilaterally even if prohibited in a lease.

We have decreased prices but increased cleaning fees to cover additional CDC cleaning and disinfection standards which we highlight in our listings.

One factor that I'd like to highlight in this convo is this:  the manner in which Edmond is developing (which is akin to Moore, Blanchard, Newcastle, Yukon, Mustang, Piedmont, Arcardia, Guthrie, etc ad infinitum) is almost always going to create the following:- New construction homes demonstrate no appreciation during the first X years of ownership.New construction neighborhoods have a "new car/old car" dynamic to them wherein while the builders are still slinging new homes, they'll always have the edge over someone who has already "taken the home for a spin."
