In 3-4 years, you will not have a lot of equity in the home, so I'm not sure you'd want to refinance (if you plan on trying that, talk the bank because ending your mortgage before the term is up (ie 1 yr, 2 yr) comes with a heavy interest penalty (basically you have to pay out all of the interest remaining for the rest of that term).As for renting vs investing elsewhere-run the numbers as to what your payments would be if you bought a house including insurance and property taxes and repairs vs renting.

We did a lot of BRRRRs before, while the market still had inventory, Milwaukee has gotten so competitive that buying distressed makes typically not much sense at the moment and we buy basically move in ready properties.I would rank selling real estate before flipping, just a better return on your time and energy.

my brokers all told me 10.9-11% for HELOC's and so i called Navy Federal CU and they quoted me at 9% with a $700 fee for the loan, that's really competitive so I went with the CU.Brokers are good at getting a bank account loan, based on existing funds if you don't want them to pull credit/income verification
