Unless you get this for almost nothing I wouldn't touch it.The seller either isn't keeping very good records or is just saying that and hiding or skewing the numbers.It is especially important in low-income areas to have perfect books when selling as these areas the vacancy and rent collections fluctuate more wildly than tenants with fixed salary income positions.Talk to other investors about the area.Some areas even if you rehab the building the tenants pay for one or two months then do not pay at all.Some areas all the deadbeats live around there and none of them pay.Learn from other investors mistakes before losing your wallet.

I am not sure the exact color either; however, I wanted to see if anyone has taken a paint chip from the wall of the exact color they wanted to a local hardware store to match the paint.If any of you have, I am curious if it was close, or spot on to the color that you brought into the store.Thanks,Peter

Macy level is the happy medium between profits and expenses.Deal Breakers I have found are LocationCleaniless InternallyCurb appeal (cleanness, landscaping (fancy not required just clean up)No Carpets, tile, laminate, hardwoodFresh paintUpdated (again doesn't have to be perfect but the right paint and flowing can bring anything up to date even with a blue tub) Paint can bring the cabinets into this decadeWorking/Funcitonal/No appearance of issues (cracks, filled in, etc)One step up (garbage disposal, dishwasher, automatic garage door), etcUpdated hardware (kitchen, light fixtures, etc, spray paint can work great)Some bonus if cheap, I would also put in.

If you hire a general contractor who is doing a list of fix ups such as drywall repair, fixing windows, small trim work, changing hardware etc... i would pay for the materials and bring/deliver to the project.
