Note that I didn’t say they would take you along on client showings or stuff, just explain things to you. 

Again, guys, I am so ignorant with most of this stuff so maybe what should be obvious to me, is not.

Obviously your top 5 or 7 in front to capture a guests attention, then pictures seem to  show the way the property flows not random, then usually floor layouts and misc stuff like that at the end for those folks that want to look at everything.3 of my 4 properties have kitchens for the lead view instead of a pool.  

Other than that, do deals first then worry about other stuff.

OK, my history is that I do Student Housing, I was in a Fraternity back in the day, and we know that stuff happens.

Most of the stuff is "common sense" and most of the important things are covered in the lease.  

Between work related stuff, conventions, friends/family visits, pro/college sports, kids travel sports, concerts etc etc there are a billion reasons why people visit places like Sacramento and other cities that aren't your typical vacation destinations.

A portfolio sale would likely require a hair cut on price. 

If you do get the right tenant, they are going to have a lot of stuff and will spread out and stay awhile.The subject line says house hack.
