With the local landlord-tenant courts on freeze right now, what are your suggestions to my current predicament (this is in MD)?

Its hard to paint anything when temps are below freezing but we try and plan accordingly and get that type of repair done either in the late fall then do the work inside or if we start a project in January, we do the inside work first then leave the outside until it gets a little warmer. 

It sounds like you are looking worse case scenario and starting to freeze/ look for an early exit instead of sticking to your plan of rehab and rent.

I am going to add window sensors in one home where we sometimes have an issue of freezing the AC compressor because they run the AC while the windows are open upstairs.

Someone will want to store a classic car or something and for a nominal cost you could install one or two modine heaters if it’s not already heated and the renter could pay for a little heat to keep it just above freezing if they wanted to for whatever they’re storing if it is something like a classic car as opposed to just some jet skis or something like that.

We've had heat go out when it's freezing, AC go out when it's 90, flooding, sewer backup, plus a host of other smaller issues (like the previously mentioned keypad/batteries).
