Like any investment the more control you have on the investment the more you can participate in the outcome of the investment and ideally leverage your expertise in achieving good outcomes.

Subject property is in Phoenix, AZ and looks to be ideal for throwing in a wall and kitchen and making it a duplex, but I’m not sure how to go about zoning it.

Holding your single family in an LLC can indeed be ideal for tax purposes since businesses often qualify for more deductions than individuals.

I've found a couple of options, but not sure how legit they are:-Delayed financing prior to 6 months, but only based on purchase price and closing costs, not ARV which isn't ideal.
