As for the permanent upgrades, can the LLC cover and write off items that are considered a repair or upgrade, like painting and flooring, or new AC or hot tub?  

I also plan on moving the master bedroom (currently upstairs) to the other ground floor bedroom, and making the upstairs bedroom a "guest room."

I like to look at the inside of their car and see if it is clean or not.

Please advise I (the landlord) should pay for labor and material to cover the area with rocks, or Tenant is responilbe to clean up the area and pay for the labor and material. 2.
