I have a business degree that had emphasis in real estate.  

I have worked with realtors, investors, GCs, designers, and so much more.I have always been interested in flipping and property investments but have never really had the opportunity because of my age.I am also finishing up my last year of undergrad at USC studying business with double emphasis in entrepreneurship and real estate.

The engineer in me wants to do a 1 pager with quotes from industry examples and a example with numbers to emphasis the differences. :)

These folks do not seem to place much emphasis on the neighbor's failure to seek recourse through the authorities, instead suggesting the landlord should offer herself up as the first port of call to neighbors when an allegation of tenant misbehavior arises.Others would argue that the landlord has no such duty and that adults should behave rationally and, if necessary, permit the authorities to resolve such issues according to official processes.

My point was that by putting too much emphasis on previous landlord references, you are opening up yourself up being fooled.

I use Hotpads and Rentometer, with more emphasis on Hotpads.BTW, another building across the street from mine just got bought, all new tenants, listing for $1100.00 per month.  

@Deb Smith, my industry is stupid because we place so much emphasis on FICO scores.
