I received good info from Josh Baldovino and Jesse Vasquez and I was wondering who else has a good course. 

Anything that involves a licensed architect or engineer providing a stamp is going to cost something, because they will review the person's work to determine if they're willing to bear the liability for that, and that takes man-hours.My previous firms always flat-out refused to stamp someone else's drawings because they had no idea whether any of it was on the level.

Can't delete them when they are on someone else's channel!

@Daniel Windingstad someone else mentioned Florida, I'll just chime in and say Florida is probably not much better for cash flow unless you go C/C- properties, but regulations probably are better than your current situation.

In my case, we sleep a max of 4, and typically only 2, so it wouldn't balloon up the total too much.Curious if anyone else has tried this with smaller maximums?

I would like to emphasize that you should not invest for tax benefits alone, you should be investing in things that you like and understand before anything else.
