My hesitation is it's on a busy street and the dining room in the main house has a sloping floor.

Small dining and living room with a lot of counter space in the kitchen.

There's not enough room for those nice dining amenities either.

I started rehabbing (removed trim around windows and base boards in living/dining room because they had been sprayed with texture, kitchen cabinets being torn out, doors taken off, walls were being skim coated, etc.), so with the exception of the loft area where my bedroom is, the place was a total mess.

This could have very easily been converted into a duplex, but my client chose to create a formal dining room and use the other space as a family room / wet bar.

This is just for the living, dining, hallway and a bonus front room.   

Each unit has an upstairs kitchen, large dining room and downstairs living room which I’ve decided to use vinyl planks on.

I'll kick in with Joe and have something for all to nibble on.f more kick in, we can dine on the best.
