It's possible to invest in multiple markets, even desirable from a diversification standpoint, but taking it nationwide would require an experienced and nimble crew for sure...and global would be a whole different ballgame. 

In additional to helping my dad (who would work himself to death before accepting financial support), I'm attracted to the tax and diversification benefits of RE investing, but a financial return is a secondary priority (because I think I can more scalably generate a higher IRR elsewhere).Responsibility breakdown: Given my skill-set, I'd run the investment models and likely oversee most of the tax/legal stuff but ideally gradually ceed control over time. 

Our target investor is those who have always wanted to invest in real estate for whatever reason (income, long term wealth building, diversification, etc), but doesn't have the time to do all the research to find and acquire properties let alone the day to day management.

However, I have serious concerns for the lack of diversification.

I wanted to get something outside of Austin to have a little diversification and am continuing to look beyond Austin.

If you like to be somewhat active, great, do that locally but for distance and diversification, it's worth looking at being a part of institutional grade $50-125M projects in strong markets that offer potential cash flow, tax shelter and appreciation. 

Here's my top 3 rankings.1) The investor is not accredited and hence does not qualify.2) The second thing is lack of liquidity or timing.3) Diversification - they may be over concentrated in an asset class or geography or both.Ironically, its rarely that they don't like the market, deal or sponsor.
