A motivated seller is the seller that will take either low cash  or creative termsIf it's a wholesale deal it's 65% loan to value of after repair value less all costs including holding costs and sales costsIf it is a creative deal it is a subject to or lease with option or wraparound mortgage or Master lease etcJust so you know a motivated seller is a diamond in the rough maybe one out of 20 to 1 out of 30

Anyway, ability and willingness to assess and act quickly may get you the occasional deal but I consider something like this the rare diamond in the rough.One final point, I also tried to partner once on a rehab since it seems that can be where you oftentimes find your best deals.

They have every right under the law to sue based on you not following the law- and they can claim they had $15K in cash, diamond ring etc - missing due to your money saving trashout - done improperly                ( remember that "possession" thing just mentioned?).

Shiny diamonds sit everywhere, and everyone will promote the diamond they believe in and talk negatively on the path you thought you wanted to pursue. the negativity that you are unable to achieve goals in Pasadena is either by those that have given up, or those that just don't believe it possible.

Purchase price: $18,000 I came across this property thru another agent before it hit the MLS- If you look at the photos on Zillow you can see it was a diamond in the rough.

I could not see myself living in most of these areas but again, the numbers are better without trying to find a 'diamond in the rough' in the towns I am currently looking in.
