I'd list them smallest to largest, cut back on eating out and being cute and punch the smallest one in the face til it goes away.

I think that's cute, but they are telling me that an hour of my time is worth the price of a starbucks.My advice to you: find an agent who is an active investor in your market and has walked the path that you want to take.
