I would try to network with other MTR landlords in the area to determine best course of action  Yea, I would agree that the rate wouldn't be on par as an MTR that is furnished, however I do remember from my renter days that the shorter duration leases were more expensive per month than the yearly leases. 

If there are other liens to be recorded, you should have already agreed as to the lien position this lender will be in, and the closing agent should know it.3.

I agree with above comments that a property manager needs to be properly licensed and have a signed management agreement with the owner of the property. 

This is a trend you will observe across the country, not specifically in Philadelphia.

HelloI have a tenant who is asking for upgrading carpet and flooring, while its not in bad condition, it is getting old (~7 years) - I agreed to get it upgraded. 

Cody,It is not easy with low down payment and  with current prices, property taxes and rates to live for "free" these days in most of the country.

We just skipped over the out-of-state investing part and went straight to out-of-country.

@Caryn Seifert agree with @Jonathan Greene about $500 being too high.Perhaps give prospects a choice of higher Pet Fee or higher monthly Pet Rent?
