There are just way too many great, experienced competitors you are fighting against and it is easy to lose in those situations.

You need to look at VRBO and AIR sites and see what competitor are getting in the real world....

Otherwise, this is a pretty big competitor!

It has been a good ride up since that paper was written but now the city is a competitor as they tie the landlord's hands and then buy properties to build low cost housing on expensive land.
