@Michael NotoThey barely can afford the deposit so it’s tough to find a Sec 8 tenant able to pay deposit and first months rent. 2 months is just the standard for getting setup on the program and getting the first check.

I’ve mentioned this strategy to many of my friends but they all just want to live in a pretty house they like so they go about it the American way of buying a house at market value that they can just barely afford because it’s in a good neighborhood and they want to live in a nice neighborhood.

Our neighbor is currently building an ADU as well and, while there have been a handful of days that have been annoyingly loud, most days (90% of the time) it's barely noticeable.

You would be just barely breaking even with reserves for maintenance and any future property management.ADU could definitely be icing on the cake.
