Hey @Brandon K Dickinson,I am a Licensed Architect in IL, IN, and TX based our of Chicago.

Folks on the professional services side, like brokers, architects, and other consultants are struggling to find business and do deals.

I’d go with a GC and hire your Architect to Project Manage it as well & you should stick your nose in every meeting and learn as much as you can.

As an Architect we have had several prices come in close to that area - if you did a 1400 sf unit, with the same kitchen and back it would be $300/sf. 

I had to then have a commercial architect sign off on the design & installation. 

He also might know the right architect to speak to in order to guide you through the process of converting the commercial spaces.

Just the Architects, Engineers etc. are going to be upwards of $10-$50k depending on the project.

I also did not secure financing and hired an architect, paid for my plans, submitted for my use variance and had nothing in writing from the contractor I planned on hiring.Now to the condemned property.

Found a designer/architect for the building, have a builder....now I'm trying to understand the land buying process.
