Obviously doing your due diligence is critical and the podcast has great points on working with contractors etc. but I'd like any advice I could get to beat my anti-BRRR mindset.

I agree with others above that his advice is super helpful for many people, except for the extreme anti-financing part which seems to be more related to his personal issues than how mortgage debt works for the majority of people. 

It being month to month makes it easy, the NJ anti-eviction statute does not apply in owner occupied <4U.

But, as a local attorney, I want to warn you about the downsides of the anti-LL laws in NY especially in rent-stabilized properties.

Palm Springs is a hot spot for STVRs but the fight between anti-stvr primary owners and stvr investors continue and as a result, the rules continue to change.The best location to STVR imo, is La Quinta.

For NH, Woodstock only allows up to 180 days of STR and Portsmouth is about to implement other similar variances (and has become quite anti Airbnb the last few years).

People will still be getting COVID a year from now, because there is a portion of the population that is anti vaccination.

I would look into like 2 night minimums because I just don't see people spending more than a few days there, maybe a week at a time but nothing more than that.The new anti-STR laws are definitely a result of locals being fed up with what they assume as ‘STR’s driving up real estate values’.
